Practical ideas for selling your home in BC.

eRealtyBC.com / HOME SELLER GUIDES

Your Home Is Listed. Why Aren’t Buyers Booking a Showing?

Before you change the price, look at what buyers see. Your photos, nearby competition and showing availability can help explain a quiet listing.

SELLER GUIDES · eRealtyBC.com

Your home is online. You keep checking your phone, but the showing requests are thin. Should you wait, change the photos or lower the price? Start by looking at the listing the way a buyer would. A quiet week gives you questions to investigate, but it doesn’t give you the answer by itself.

What else could a buyer choose?

Open a property search in your area and use the price range a buyer shopping for your home would use. Compare similar property types, sizes and locations. For a condo, include the building, monthly fees, parking and outdoor space. Which homes would make your shortlist, and where does yours fit?

Active listings show your competition. Their asking prices don’t tell you what buyers will pay. Recent comparable sales can help you evaluate your price when reliable sold information is available. An asking-price comparison alone is an incomplete basis for a price change.

Does your first photo earn a second look?

View your listing on your phone. Is the opening photo clear and inviting? Can you understand the layout from the photo sequence? A dark living room, repeated angles or a missing kitchen photo can leave buyers with questions before they ever book.

Put the strongest accurate image first. Remove duplicates, brighten the home before taking replacement photos and write a description that explains what the photos cannot. A usable den, level entry or covered balcony deserves a clear mention when it is part of the property.

Can an interested buyer actually get inside?

Check how quickly you respond and how easy it is to arrange a visit. If someone asks for Saturday and you’re unavailable, offer another specific time. Keep a simple record of inquiries, requested appointments and completed showings. That helps you see whether the problem is attracting interest or turning that interest into a visit.

Use feedback to choose your next move

Few inquiries? Revisit how the listing compares with other homes and how it appears online. Inquiries without appointments? Review availability and follow-up. Showings without offers? Ask what buyers are hesitating about and look for repeated comments. These are starting points for investigation, rather than proof of one particular problem.

Choose a review date and one change you can explain. Keep a note of what changed and what happened next. You’ll have a clearer basis for your next decision than you would from checking the listing every hour.
